Pre Inspection

Pre-inspection questions are asked (see above). We will include these items in the final written inspection report. This also includes our assessment of:

Visual Inspection

This service is standard with our Basic Mould Inspection Price

Mould underneath Carpet

The carpet and carpet underlay may be lifted to inspect underneath. A visual inspection may also include:

  • Assessment of recent flooding in the property
  • Assessment of Heating and cooling systems
  • High moisture areas such as bathrooms and laundries
  • General ventilation in the property
  • Local affect areas / items

It may be necessary to conduct invasive procedures to building components for inspection of mould damage. Such situations will be treated professionally and all parties will be informed.

Moisture Testing

This service is standard with our Basic Mould Inspection Price

We are trained through the IICRC to undertake moisture tests. A moisture test can help determine the cause of the mould problem as well as assess the extent of the moisture damage. It can also help us know whether the building has been dried down properly after a flood. This can also form part of leak detection methods.

More specifically we may check the relative humidity, temperature and Dew point. This will give us an accurate way to determine if there are any condensation problems and whether any indoor environment factors should be changed to inhibit mould growth.

Mould Sampling (Optional Extra)

Is mould sampling needed? In most cases where there is visible mould, sampling is not overly necessary. In most cases we use mould sampling in clearance testing to provide some assurance the mould has been mitigated to an acceptable level. It can also be used in site evaluations, to find the source of the mould, for health issues amongst other reasons.

The type of mould sample that we take depends on many factors. We can take surface samples as well as airborne sampling as listed below:

  • Cost: $99 per sample additional to basic inspection cost.
  • What is it: This particular test can identify the species of the mould. Results are sent to the laboratory to be anaysed.
  • Why do it: This type of sample is useful if:
    • You want to know what type of mould is growing. The results can help determine the behavior of the mould. This information can be used to remediate the problem.
    • You may want to know for health reasons.
    • Also, sometimes it is unknown whether the contaminate is actually mould. A biotape sample can be analysed under the microscope to determine determine this

ATP Test (Adenosine Triphosphate)

This test is instant and can save you thousands since we can do testing onsite and results do not have to be sent to a laboratory.

  • Cost: $29.70 per sample additional to basic inspection cost
  • What is it: This measures actively growing microorganisms. This can determine three levels of contamination: normal environment, settled spores or actual growth.
  • Why do it: Can be used in some situations to determine mould or non organic substance clearance testing to ensure the risk has been reduced to a satisfactory level. Also can be used to measure the extent of the mould present. It can also be used to determine whether the substance is actually a contaminant. It is useful for determining whether certain contents should be disposed of after mould and bacterial contaminations.

Airborne Sampling

  • Cost: From $139 per sample additional to basic inspection cost
  • What is it: This will take an airborne sample of viable oransisms.
  • Why do it:
    • Where health symptoms appear to be related to time spent in the building.
    • Mould is expected to be in the building but there is no visible growth.
    • To determine the extent of the contamination.
    • As part of clearance testing in conjunction with surface sampling and moisture monitoring and testing

We also have an attachment that has the ability to take airborne samples inside walls. This extention hose on the inlet of the sampling pump allows us to take samples inside walls with minimal destruction.

Formal Written Inspection Report with Photos

Whether you take this option is up to you. This is recommended in commercial situations with more than one party involved. This report will outline all report findings as well as a scope of works needed to remediate the mould problem. Photos can be taken and submitted as part of the report.

If you don't choose this option, our technician will simply verbally inspect your property and report finding verbally to you. Some notes will be made on a handwritten invoice of our inspection findings.
