Why should I get a Mould Inspection?

We recommend investing in a mould inspection if you suspect the mould growth is affecting your health. The mycotoxins released by some moulds can cause serious health effects in humans and animals. Certain types of mould can even cause neurological problems.

Some of the initial Questions we may ask:




Mould Growth on wall due to moisture under timber floor. (skirting board has come off wall due to expantion from moisture)


Mould needs organic matter to grow on, such as leather.

Mould Inspection Can Include

Pre-Inspection

  • Pre-inspection questions are asked (see above). We will include these items in the final written inspection report.

Checking of Moisture Levels in walls, floor, ceiling and contents

  • We will very carefully inspect cellulosic materials such as walls, timber, ceiling tiles, paper and cardboard. We will use a professional Delmhorst moisture meter.

 

 


Checking Relative humidity, temperature and Dew point

  • This will give us an accurate way to determine if there are any condensation problems and whether any indoor environment factors should be changed to inhibit mould growth.

Complete Visual Mould Inspection

  • Photographs will be taken to include in the mould inspection report if required
  • Wet crawl spaces (subfloor) and ceiling cavities will be inspected.
  • We may need to include a "moisture mapping survey" in the written inspection report
  • We may need to lift the carpet and take moisture levels underneath the underlay

Ventilation Ducts inspected

  • Air conditioning and air ducts will be inspected, this can be a major contributor of mould
  • We will be looking at the air conditioning filters as well.
  • Mould spores can be spread from air conditioning ducts


Surface Sampling to determine Type of Mould

  • We can collect a sample by using bio-tape (lift tape) or we will take a bulk sample.
  • It will be sent the the laboratory for testing. This is a variable process and can take 2 - 7 days. They may have to have the samples incubated for a week to best identify them.

Air Monitoring

  • This step may only be necessary if people within the building are reporting health problems (respertory problems etc.)
  • We can better identify airbourne concentration of mould spores and types as well as the level risk.
  • This can also determine if there is an outdoor mould problem entering the dwelling
  • If there are ventillation ducts affected by mould, this step may need to be performed

Written Inspection Report

  • A full inpection report can be provided outlining our fundings and a scope of works needed to remedy the mould problem.
