The problem of not having a moisture inspection is the risk there still might be hidden moisture which may not be visible to the naked eye. If this moisture is left unnoticed, it can cause mould problems which may be costly to fix. Most importantly mould can have negative health affects that can harm home and building occupants. The findings can be presented in a meaningful report.

** Australian Standard 1884-1985 Appendix A 5.3 states that a concrete sub floor is not dry if the moisture exceeds 5.5 percent.**

Timber Floor Moisture Testing

We can monitor the extent of water damage on timber floors through the use of a hammer probe (see picture on left) attached to a Delmhorst moisture meter. This will give us an indication of the moisture present in the wood, and will give us an idea of the risks (cupping & buckling) involved. Moisture meter corrections are used to cater for the many different types of wood, to ensure accurate collection of data.

Moisture content can also be measured more accurately through oven dry testing. This can give more accurate results, also, this test may be needed if the species of the wood is unknown.

We can compare in closed environment versus external environment humidity and dewpoint. This can give an indication of trapped moisture in structural components. The dew point and humidity test when used with the other tests listed above can help pin point problem areas.

Thermal Imaging to Detect Moisture

  • This tool is useful for detecting moisture in places that are not initially obvious to the eye.
  • Definitely very handy when tracking a moisture source or moisture leak.
  • It is also a very useful noninvasive way of detecting moisture.
